Real estate in Cancún: rental and purchase

Cancún is the main entry point to Mexico’s Caribbean coast: year-round tourist flow, short-term rental yields above European levels, visa-free entry for Russian passport holders, and a straightforward path to residency. Foreigners buy here through a bank trust called a fideicomiso — a mechanism refined over decades. Below are rental and purchase prices by neighbourhood, the real costs of a transaction, and how to make payment from Russia and the CIS.

Rental in Cancún: prices and how to rent as a newcomer

Long-term rentals in Cancún on an annual contract: a studio or 1-bedroom apartment in the city area runs approximately 9,000–16,000 pesos per month (around $500–900); 2–3 bedrooms in the centre cost 12,000–20,000 pesos ($700–1,100). In the Zona Hotelera and Puerto Cancún prices are 1.5–2 times higher and are often quoted directly in dollars. Standard terms: a one-month deposit, a 12-month contract, and usually a local guarantor (fiador) or several months’ rent paid upfront — we help newcomers without a Mexican credit history navigate this.

Neighborhoods in Cancún

Zona Hotelera — a 22-kilometre strip between the sea and the lagoon: hotels, beachfront condos, maximum short-term rental yields and the highest price tags. Puerto Cancún — a premium district with a marina and golf course, the most liquid properties for resale. Centro (SM districts) — a regular part of town where locals and expats live: two to three times cheaper, with all amenities, schools and hospitals. Puerto Juárez and Costa Mujeres — a growing northern corridor with new developments and still-low entry prices. Neighbouring Playa del Carmen (45 minutes) and Tulum (1.5 hours) are also popular for investment.

Property purchase in Cancún

Foreigners have the full right to buy property in Mexico. In the coastal zone (50 km from the sea), ownership is not registered directly but through a bank trust called a fideicomiso: the bank holds the title while you are the sole beneficiary, with full rights to live in, rent out, renovate, sell, and inherit the property. The trust is issued for 50 years and is renewable. Maintenance costs around $450–555 per year. Liquid condos start from $150,000, and in Puerto Cancún and on the front line from $250,000. Add to the price the property transfer tax ISAI of around 2%, notary fees, and trust set-up costs: a total of 5–7% of the property value. Short-term tourist rental yields, with competent management, run at 8–11% per year.

Residence permit through real estate

Mexico has no direct ’residence permit for property’ programme, but there are two viable routes. The first is temporary residency based on financial solvency: you demonstrate savings or regular income, receive status for one year renewable up to four, then permanent residency. The second is property ownership above a certain value as a supporting factor when applying at a consulate. Residency gives you a CURP and RFC, which open the door to a bank account, a car, and a normal life in the country. We review your situation and manage the application together with SVOY Legal.

How to pay from Russia and the CIS

A direct transfer from a Russian bank to a Mexican bank will not go through. We process payment for both rental and purchase through legal routes — timed to the signing date at the notary so that the funds arrive by closing, not after. Where required, we document the source of funds through SVOY Accountant: the Mexican notary and fiduciary bank will ask about the origin of the money, and it is better to prepare for this in advance.
