Turnkey rental — even without a local history

Renting abroad right after you move is tough: you have no local credit history, no guarantor, and no proof of income in that country — and those are exactly what landlords ask for. We bridge that gap: we negotiate with the owner, prepare the documents, and keep searching until we find an option that works for you.

Why applications get rejected and what that costs

A landlord abroad takes on real risk too: they cannot run a background check on a newcomer through local databases. The standard response is ’we need a guarantor with local income’ or ’one year’s rent upfront.’ We take a different approach: we put together a package the owner can actually understand — translated proof of income, payment history, sometimes a larger deposit in lieu of a guarantor — and negotiate in the local language. In most cases this removes the refusal without requiring a year paid upfront.

Deposit, commission and what you pay upfront

Move-in costs typically add up to more than one monthly payment: a deposit of one or two months, an agent’s fee, sometimes the first month’s rent in advance and utility connection fees. We calculate this total before the viewing so you’re not surprised on signing day. The deposit is refundable — but only if the contract describes the property’s condition at move-in, which is why we always do an inventory and photo record.

An agreement you actually understand

A lease agreement is almost always in the local language and rarely favours the tenant by default. We go through the key points: term and termination conditions, who pays for repairs and maintenance, whether pets are allowed, whether the rent is indexed, and what happens to the deposit. Disputed clauses are revised before signing — after that, nothing can be changed.

Short-term rental for the first few weeks — you choose a neighbourhood by living in it

Short-term rental for the first stretch

The smarter move is usually to rent short-term for two or three weeks first, get a feel for the neighbourhood, and only then sign a year-long lease. In Cancún and Playa del Carmen we have live apartments available for short-term stays — you can move in straight off the plane and look for a long-term lease on the ground, with your own eyes.

Spain and Italy — a separate format at a separate price

In Barcelona, Madrid, Valencia, Alicante, Marbella, and Milan, a flat typically stays on the market for around three days — and it goes not to whoever found it first, but to whoever the landlord chooses. That’s why we offer property search as a dedicated paid service in those cities. The service fee is one month’s rent plus 21% VAT, paid in two instalments: first instalment before work begins, the remainder upon signing the contract. The first payment for Spain is 40% of the fee, and €1,000 in Barcelona; it is included in the total cost, not added on top. We search before you move in and do not charge commission from the landlord on the same deal. We work through 40–100+ options and continue until you are settled. The showroom with neighbourhood pricing is open free of charge, no registration required.

Next — purchase

Once you settle in, renting often stops being cost-effective: in Cancún, a year of rent is comparable to an 8–11% yield on an owned apartment. We also handle purchases — with property checks, fideicomiso setup, and compliant payment routing.

Rentals in Spain — available now

Live listings available to book a viewing today. If nothing here fits, that’s normal — the market moves in three days, and most options we source directly from owners before they’re listed.

What protects your money
  • Purchase — you pay nothing. Neither the consultation, nor the search, nor transaction support. The buyer’s agent fee is paid by the seller.
  • Rental only, no purchase option in Spain and in Italy. There the price is — one month’s rent plus VAT 21 %, two payments: the first 40 % cost of the service before work begins, in Barcelona — 1 000 €, in Valencia and Alicante — 726 € VAT included, balance on signing the tenancy agreement. In all other countries, rental search is free of charge.
  • Residence permit and status — paid service, handled by SVOY Legal attorneys. Situation review free; the cost of processing depends on the country and the basis — full pricing is on svoy.io.
  • We search until you move in. Work begins after the service agreement on the service and the opening of a working chat — not after a phone call.
  • The ’Before move-in». We don’t close the task at the fifth option — we work through 40–100+ properties and keep searching until you move in. If the service is not delivered, the first payment refunded under the contract.
