Before move-in
We search until you move in
Not ’five options and goodbye’. We follow through 40–100+ properties and keep searching until you move in. One offer you can retell it to a friend and check it against your work chat.
We didn’t come up with this rule out of generosity. Rental search is a service where it’s easy to charging for effort: ’we searched, but the market is what it is’. A deadline tied to move-in, not to the number of viewings, removes this option for us too: until you’re in the apartment, the job isn’t done.
Money
How much does it cost and when is it paid
The cost is tied to what you end up renting — so until the agreement no — there is nothing to calculate from. There are two payments, and the second only arises from the fact of the rental agreement signed by you.
One month’s rent for the leased property plus VAT 21 %. Commission from the seller in the same transaction we do not charge.
40 % cost across Spain, in Barcelona — fixed 1 000 €, in Valencia and Alicante — 726 € VAT included. Included in the price, not on top of it.
No agreement — no payment. If the service is not provided, the first payment refunded under the service agreement.
How it works
Six steps to getting the keys
Brief — before any money changes hands
We look at your budget, neighbourhood, timeline, and documents through the landlord’s eyes: what they will see, what might be a concern and what needs to be added. If the task can’t be solved with the information you’ve given — we say so immediately and charge nothing. This is the only moment when we can decline.
Agreement and working chat
Work begins after the service agreement is signed and a working chat is created, where you can see every option and every landlord’s reply. Not ’we’ll let you know when something comes up’ — the search happens in front of you.
First payment
40 % cost of the service before work begins, in Barcelona — 1 000 €, in Valencia and Alicante — 726 € VAT included. It is not on top of the price — it is part of it: the balance is paid only when when the lease is signed. No signature — no remainder.
Search: 40–100+ options
We work with owners, property managers, and concierges — not listing portals. Some apartments you won’t find in listings, because they’re never posted there. For each per option — address, floor, size, rate and what to watch out for. We arrange and manage viewings, we negotiate in the local language.
Lease agreement and remaining balance
We review the lease before signing: term, indexation, exit conditions, and who pays for what. The remaining amount is paid at this point — from the moment the contract is signed by you, and not for effort.
Before handover
We guide you through move-in: handover of the apartment, meter readings, utilities for your name. The task is complete not when the contract is signed, but when you’re in the apartment.
Borders
What is and is not included in the price
A guarantee is only worth as much as its definition. That is why it is stated here, and not buried in fine print.
Searching and vetting current options for your neighbourhood, budget and timeline
Organising and accompanying viewings
Negotiations with owners and agents in the local language
Lease review before signing
Support through to move-in
Deposit and first month paid to the landlord
This is not our fee — it is your money for the apartment. We state the amount before the viewing.
Specific apartment guarantee
The final decision rests with the owner. We are responsible for the search and for ensuring you move in — not for ensuring you move in to this specific property.
Residence permit, NIE and taxes
This is a separate task for lawyers — SVOY Legal. We hand you over to them rather than charging for work we do not do.
Why that is
We do not charge a commission from the owner on your transaction
In Spain, passing estate agent commissions on to the tenant is prohibited, and we this is something we don’t do. But there’s a second reason, more important for you: an agent who is paid by the owner and works for the owner. Our contract is with you, and the main part of the fee is only paid once you have signed the agreement. That is the only way be confident whose side we are on in negotiations.
She makes no promises about a specific apartment, a below-market price, or removing the need for a decision the owner: the final say is always theirs. It guarantees our work — search through to move-in, not just the fifth viewing — and a refund of the first payment, if the service has not been delivered.
